What was the reason for rebuilding that station? Is it because the area
suddenly became "the centre of cool" and suddenly money appeared?

suddenly became "the centre of cool" and suddenly money appeared?
I think the exceedingly basic existing station needed replacing/upgrading
anyway, but instead of simply plonking in a generic replacement, they've
obviously put a bit more money in, to get a proper statement station as
part of the area's regeneration project. What was a poor, industrial zone
is finally getting gentrified, some years after the rest of the area around
the Olympic Park.

Where are they moving the poor?
It was mostly commercial, although a fair few artists/artisan of various
persuasions had moved in over in recent years for cheap space. But the
value of the land for residential development[1] (much of it high-rise)
made it impossible for commercial users to remain - eg the independent
MoT tester I'd trusted for nearly 30 years, the supplier of every
variety of metal pipe and pipe fitting I've ever wanted, the paving
specialists, the ...

[1] some offer "work/live" space - eg the "Fish Island Village"
development by the Peabody Trust charity et al
